West Farms Redevelopment Plan

Compass Residences 1A and 1B and Compass Residences 2A and 2B, both located in Crotona Park East, were the first and second developments, respectively, in the Compass Residences community. Compass Residences Building 5 is the third phase, with occupancy scheduled for December 2018. Building 3, currently under construction, has an anticipated completion date of December 2019. Compass Residences Building 6, which will be the fifth phase, is currently in the design stage. In total, there will be over 1,300 apartment units in the Compass Residences community.

When complete, this smart-growth, mixed-use project will provide 11 blocks of affordable and workforce housing with retail and community facilities to serve the existing and growing community. The plan provides buildings of varying heights stepping up to the urban edge along the Bronx River, organized around courtyards providing recreational areas for residents. Mid-block passages humanize the streetscape. The redevelopment plan emphasizes principles of sustainable development and the creation of a pedestrian friendly, vibrant, mixed-use community with readily accessible transportation connections to nearby Bronx neighborhoods and Manhattan.

Compass Residences 2A

Compass Residences 2A is a 12-story affordable housing building comprised of 120 residential units, with community space on the first floor level.  It is part of a complex of two buildings sharing a central courtyard.  Compass Residences 2A is located on a site bordered by Boone Avenue to the west, West Farms Road to the east and East 172nd Street to the south.  Compass Residences 2A has a landscaped courtyard for the exclusive use of residents, and a neighborhood children’s playground and public plaza.  First-floor resident access is through the courtyard on Boone Avenue. The apartments range in size from studios to three bedrooms and include high end finishes including stainless steel appliances; granite kitchen countertops; ceramic tiles in the hallways, kitchens and bathrooms; premium quality wood laminate floors in the living/dining and bedroom areas; and closed circuit television system. Building amenities include bike storage, laundry and community rooms and nearby garage parking. Compass Residences 2A is conveniently located near the 2, 5 and 6 trains and Bronx bus lines BX 4, 11, 27 and 36.

Compass Residences 2B

Compass Residences 2B shares a landscaped courtyard with Compass Residences 2A.   Compass Residences 2B is 14 stories tall, providing 114 affordable residential housing units with commercial space on the first floor level.  Resident access is through a mid-block open area between Boone Street and West Farms Road on the first floor level.  Compass Residences 2B will share a public plaza with Compass Residences 3A, which is currently in the design stage.

Across the street from Compass Residences 2B, the New York City School Construction Authority is planning the construction of a new, neighborhood elementary school.
